Late Summer Plumbing Checklist for Northern Colorado Homes

August is a smart time to check your plumbing before colder weather moves in. Northern Colorado homes deal with changing temperatures, heavy summer water use, irrigation demand, and early fall preparation. A short plumbing inspection now can help prevent leaks, drain backups, water heater problems, and unexpected repairs later.

Use this checklist to spot small issues before they become expensive problems.

Check for Leaks Under Sinks and Around Fixtures

Start inside the home by checking under kitchen and bathroom sinks. Look for damp cabinets, water stains, corrosion, loose supply lines, or a musty smell.

Small leaks can waste water and damage cabinets, floors, and drywall. If you notice moisture around faucet connections, shutoff valves, or drain traps, schedule plumbing repair before the leak spreads.

Test Toilets for Running Water

A running toilet can waste a surprising amount of water. Listen for water refilling when the toilet has not been flushed. You can also add a few drops of food coloring to the tank and wait to see if color moves into the bowl.

If it does, the flapper, fill valve, or seal may need repair. Toilet repairs are usually simple when caught early, but ignored leaks can raise water bills and wear down parts.

Flush Slow Drains Before They Back Up

Late summer is a good time to deal with slow drains. Kitchen grease, soap, hair, and debris can build up over time and cause recurring clogs.

If multiple drains are slow, gurgling, or backing up, the issue may be deeper in the line. Professional drain cleaning or hydro jetting can restore flow and help prevent a larger sewer backup.

Inspect Your Water Heater

Your water heater works hard year-round, but fall and winter make reliable hot water even more important. Check for rust, leaks, strange noises, or inconsistent temperature.

If your tank water heater is aging or your tankless system has not been serviced, August is a good time to schedule maintenance. A plumber can check valves, connections, venting, and signs of sediment or scale buildup.

Review Outdoor Faucets and Hose Bibbs

Outdoor plumbing gets heavy use during summer. Inspect hose bibbs, sprinkler connections, and outdoor faucets for leaks or weak flow.

A dripping hose bibb may seem minor, but it can point to worn parts or pressure issues. Repairing outdoor leaks before cold weather helps reduce the risk of frozen or damaged lines later.

Check Water Pressure

Low water pressure can point to clogged fixtures, pipe issues, a failing pressure regulator, or even an underground water service line problem. High pressure can also damage fixtures, valves, and water heaters.

If water pressure has changed suddenly, it is worth getting checked. A professional plumber can test pressure and identify whether the issue is inside the home or related to the service line.

Look for Wet Spots in the Yard

Unexplained wet areas, soft soil, or sinking ground can be signs of an underground pipe or water main leak. These issues can waste water, damage landscaping, and create bigger repair needs if ignored.

If the area stays wet even without rain or irrigation, schedule an inspection. OnGrade Plumbing & Excavation can locate underground problems and handle both excavation and pipe repair.
